Which DVC Villa Type Is Right for You?

If you’re new to DVC, sometimes it can be hard to know where to start when selecting where to stay.  A good place to start is with the villa type you need.  DVC resorts have villas ranging from Duo Studios or Tower Studios that only fit up to 2 adults up to Three Bedroom Grand Villas that sleep up to 12 guests.  However, not every resort has the same villa types available, and some villas have different capacities across different resorts.  

Here’s a guide to help narrow down which villa type is right for you based on capacity.  


Up to 2 Adults: Duo or Tower Studios

You’ll find these rooms at Riviera, Disneyland Hotel, and the Island Tower at the Polynesian.  As the smallest DVC room, they have a Murphy bed in place of a regular bed and are best suited for theme park-heavy trips or shorter trips where you may not spend as much time in the room. These rooms have a small kitchenette with a mini fridge, microwave, toaster, and coffee maker.

Up to 4 Adults: Inn Room or Hotel Room

These rooms are more like your typical hotel room layout with 2 queen beds.  They’re called Inn Rooms at Vero Beach and Hotel Rooms at Aulani.  The Inn Rooms are similar to the Deluxe Studio and have a kitchenette while the Hotel Rooms have a mini fridge and coffee maker.

Up to 5 Adults: Deluxe or Resort Studios

Each DVC resort offers Deluxe Studios except for the Cabins at Fort Wilderness.  These rooms have a kitchenette (or beverage center for the Grand Floridian Resort Studios).  Typically the kitchenette has a sink, mini fridge, microwave, toaster, and coffee maker. The one at the Polynesian Island Tower is the only one to have a dishwasher.  It’s just what you need to make a simple breakfast, snack, or lunch.  Beverage centers at the Grand Floridian have a beverage cooler, coffee maker, and microwave. Most Deluxe Studios sleep up to 4 adults, but the following can sleep up to 5:

  • Boulder Ridge
  • Beach Club
  • BoardWalk
  • Grand Floridian (Deluxe and Resort Studios)
  • Polynesian (within the original longhouses, not the Island Tower studios)
  • Riviera

Up to 5 Adults: One Bedroom Villas

As with the Studios, every DVC resort has One Bedroom Villas except for the Cabins at Fort Wilderness.  In addition to a little more space, One Bedroom Villas have a few more amenities compared to the Studios.  With a full kitchen and a washer and dryer, they feel like home away from home.

Capacity also varies among the One Bedroom Villas.  Most sleep up to 5 adults, but the ones below sleep up to 4 guests:

*A fifth guest can be accommodated, but no additional bedding, linens or towels will be provided.

Up to 6 Adults: Cabins at Fort Wilderness

The Cabins at Fort Wilderness are truly in a class of their own.  While they do have a lot of the same amenities as a One Bedroom Villa, they sleep up to 6 guests, which is more than any One Bedroom Villa.  They also have a full kitchen and private deck.  The bedroom itself has the queen bed and a set of bunk beds, and the living room has a Murphy bed that fits 2 guests.  Cabins are the only room type offered at Fort Wilderness.

Up to 9 Adults: Bungalows, Cabins, Treehouses, Penthouses

A few resorts have unique room types that don’t exist at other DVC resorts, such as the Polynesian Bora Bora Bungalows, Polynesian Two Bedroom Penthouse Villas, Copper Creek Cascade Cabins, and Saratoga Springs Treehouse Villas.  Each of these rooms can sleep up to 8 guests, with the exception of the Treehouse Villas that can sleep up to 9 guests. 

These splurge-worthy rooms have more space than a typical Two Bedroom Villa and some incredible amenities.  For example, the Bora Bora Bungalows at the Polynesian have their own private deck and plunge pool with great views of the Magic Kingdom!

Up to 10 Adults: Two Bedroom Villas

Like the One Bedroom Villas, the Two Bedroom Villas have a full kitchen and washer and dryer.  Some are dedicated Two Bedroom Villas while others are actually a One Bedroom Villa with an adjoining Deluxe Studio like those at the BoardWalk and the Jambo House Value Two Bedroom Villas.  The ones made up of adjoining rooms are referred to as lock-offs.

Many Two Bedroom Villas can sleep up to 9 adults, but below are the ones that sleep up to 8 guests:

  • Animal Kingdom Lodge (Jambo House Value Two Bedroom Villas)
  • Beach Club*
  • BoardWalk*
  • Boulder Ridge*
  • Copper Creek
  • Saratoga Springs*

*A ninth guest can be accommodated, but no additional bedding, linens or towels will be provided.

With the lock-offs, you can actually fit up to 10 adults at the Grand Floridian and Riviera.

Riviera Two Bedroom Villa

Up to 12 Adults: Three Bedroom Grand Villas

The Three Bedroom Grand Villas are the largest of the DVC accommodations.  They’re the perfect place to host extended family or a larger group of friends with full kitchens, washer/dryers, spacious living rooms, and large dining room tables.

Note that not every DVC resort offers Three Bedroom Grand Villas.  You won’t find them at the Beach Club, Boulder Ridge, Fort Wilderness, and the Polynesian.
