Sometimes DVC Members aren’t able to use all of their points before they expire. Rather than letting those points go unused, Members can rent out their points. This earns Members some cash and allows guests to enjoy DVC accommodations–it’s a win-win situation! If you’re thinking about renting out your DVC points, here’s what you should know.
Is Renting Permitted by DVC?
Yes! DVC permits Members to rent out their points. This is stated under the FAQs on the DVC website and was reiterated by DVC Cast Members at the December 2024 condo association meetings. However, Members are not permitted to rent out for commercial purposes. This means that the occasional rental is fine, but a pattern of frequent renting for profit as a commercial enterprise or practice is not.
What Rents Out Best?
Some resorts and room types rent out more quickly than others. For example, the Beach Club and Polynesian are among the most requested DVC resorts by guests. For room type, studios do well because they cost fewer points. Those fewer points translates into a lower rental cost, which is more enticing to guests.
How Far Out Should I Rent My Points?
The earlier that you can rent out your points, the better. The earlier that you rent out your points, the greater that your payout will be since payouts are at a greater rate in the 7- to 11-month home resort booking window.
It’s also helpful to rent your points as soon as you know you won’t need them because since that is when availability is best. Typically, the further out you can book, the more successful you will be at fulfilling a guest’s rental request.
When Do I Get Paid?
Once you put the reservation in the guest’s name, you get paid 75% of the rental payout. You receive the remaining 25% when the guest checks in for their resort stay.
What Happens If the Guest Cancels?
As long as the guest has made their initial payment to the DVC Rental Store, and you follow the rental and intermediary agreements, your full rental payment is guaranteed. This is one key difference that makes renting with the DVC Rental Store less risky than renting out your points yourself!
