The Risks of Private DVC Rentals

Updated October 2026

Back in 2023, we wrote about a string of private DVC rental scams that left families out of money and without a room for their Walt Disney World vacation. In one case, a real DVC owner with a legitimate contract scammed more than 20 families out of over $80,000. He booked real reservations, collected payment, and then canceled them. In another, a woman in Canton, Ohio lost nearly $5,000 to a private Disney Vacation Club renter.

Unfortunately, history is repeating itself. A new private rental situation has been making the rounds in the DVC community, and this time it’s affecting both guests and members. One renter reportedly paid more than $21,000 for reservations they’re now worried could be canceled, and many more families are waiting to find out whether their Disney vacations will actually happen.

What Is a Private DVC Rental?

A private DVC rental is one done without an intermediary or third party. A guest looking to stay in a Disney Vacation Club villa connects directly with a DVC member looking to put their points to use. These arrangements are common in social media groups, forums, and other pages online.

The risks of private rentals have been pointed out time and time again. What makes this latest situation especially notable is that the reported damage has landed on both sides of the fence. A well-known and trusted figure in these private communities, someone who had built a strong reputation and was regularly recommended by others, is now at the center of allegations from both guests and members. Guests are wondering whether they’ll be out thousands of dollars, and members say they are still waiting for money they were promised for their points.

The Risks for Guests

The biggest risk for guests is financial. When you rent privately, you’re often sending a large sum of money to a person you’ve never met, trusting them to book and hold your Disney accommodations until you arrive.

If something goes wrong, there may be fewer built-in protections or third-party support to help resolve the issue. A member could take your money, cancel the reservation, and disappear. Some guests in this latest situation reportedly did everything “right”: they checked references, verified ownership, and even video-chatted with the renter before paying. They are still left in limbo.

The Risks for Members

This time around, members were hurt too.

Based on accounts shared by affected guests and members, one individual appears to have acted as an unofficial middleman. He reportedly presented himself to guests as the owner of the points, and to members as someone renting for his own family. Instead, reports indicate that he was connecting the two sides, collecting the full payment from guests, and paying members only a fraction of what they were owed.

Now some of those members say they may never receive the remaining balance. They’re left with two difficult choices: track down the affected guests themselves and try to salvage the reservation and their payment, or cancel the reservation because they were never paid in full, which could leave a family without their vacation.

Either way, a private arrangement may leave both sides with fewer protections if a payment, reservation, or communication problem occurs, and there is no independent rental company helping manage the transaction.

For members: You don’t have to wonder when you’ll be paid or what the payout schedule looks like. Your rental agreement clearly outlines the process. Members receive 75% of the rental income within 2–3 business days after booking the Guest’s reservation or transferring a confirmed reservation into the Guest’s name. The remaining 25% is paid on the Guest’s check-in date, or the following business day if check-in falls on a weekend or holiday. Learn more about renting out your DVC points.
